Coating Systems
No coating at all. We grind, densify, and polish the slab until the concrete itself is the finished floor.
Polished concrete isn't applied. It's produced.
We run progressively finer diamond abrasives across the slab, and partway through we apply a chemical densifier that reacts with the concrete and hardens it from within. Then we keep refining until the surface reaches the gloss level you specified.
The result is a floor with nothing on top of it. Nothing to peel, nothing to delaminate, nothing to recoat.
With no coating to fail, the failure modes that affect every other system simply don't apply.
No stripping, no waxing, no recoat cycle. For a facility manager tracking cost per square foot over ten years, this is usually the whole argument.
A polished slab bounces overhead light back into the space. In a warehouse that can measurably reduce lighting cost.
Hard-wheel traffic that would eventually wear through a coating is running on hardened concrete instead.

Most of our polish work is commercial. See how we phase and schedule it on the commercial flooring page.

Polish depends on your existing slab more than any other system, because the slab is the finish.
Grind shallow and you keep a cream finish with little stone showing. Grind deeper and you expose sand or full aggregate for a terrazzo-like look. We decide together, driven partly by how the slab was originally poured.
Soft or heavily damaged concrete takes polish differently. We assess before we quote.
From matte satin to full reflective. Higher gloss means more passes and more cost.
The honest limitation. Polish shows the slab's history — old patches, previous saw cuts, embedded debris, color variation. On a slab with a rough past that can read as character, or as damage, depending on the slab and your expectations. We'll walk it with you and tell you which one you're going to get before you commit. If the floor needs to look uniform and the slab won't cooperate, a coating is the better answer.
A clean polished floor typically tests comparable to or better than many finished surfaces — high gloss doesn't automatically mean low traction. Water on any hard smooth floor is a hazard, so we specify a traction treatment where floors get wet.
Usually. We phase by section or bay and work nights and weekends. Details on the commercial page.
It has to come off first. We'll test adhesion and tell you what removal involves before we quote.
Polish depends more on your existing concrete than any other system. Walkthroughs are free and we'll tell you what your slab will give you.
