What a Texas garage floor is up against

Hot tire pickup

A tire that's been on 100° asphalt comes into your garage hot enough to soften a cheap coating and lift it off the slab when you back out. It's the number one garage coating failure in North Texas, and it's entirely preventable with the right topcoat.

Oil, brake fluid, and gas

All three stain bare concrete permanently and will eat through a coating that wasn't specified for chemical exposure.

Dust

Bare concrete sheds fine dust constantly — onto your tools, your shelves, and into the house.

Moisture from below

North Texas slabs sit on clay that holds water. Vapor pushing up through the slab is the second most common cause of failure, and it's invisible until the floor lifts.

What we do about it

We grind. We never acid etch.

Diamond grinding opens the concrete to the profile the system actually requires. Acid etching is faster and cheaper, and it's why a lot of garage floors peel in year two.

We repair before we coat

Cracks, pits, and spalled areas are their own line item — not skimmed over and hidden under resin where they'll telegraph through later.

We moisture test

If the slab is pushing vapor we mitigate before anything goes down. If we can't do it right, we tell you instead of taking the job.

We use a polyaspartic topcoat

Specifically for the hot tire problem, plus chemical resistance and UV stability.

Choosing your system

We usually recommend

Flake Epoxy — Hides dust, tire marks, and slab imperfections. Natural texture for grip. Dozens of color blends. It's what goes into most of the garages we do, and what we'd put in our own.

Also consider

Metallic Epoxy — For collector garages and show spaces where the floor is part of the display. Seamless and dramatic — just know it shows scratches more than flake does.

We'd steer you away from

A sealer alone — It'll darken the slab and slow staining, but it won't stop dust or survive hot tires. You'll be redoing it in a couple of years.

Common questions

How long will my garage be out of commission?

Plan on two to three days of work, then 24 hours before you walk on it and 48 to 72 before vehicles return. Exact times at walkoff.

Do I need to empty the garage?

Yes — vehicles, tool boxes, shelving on wheels, anything loose. We send a full prep list once your date is set.

Can you fix a floor that's already peeling?

Usually, but we diagnose the cause first. Recoating over a bad bond just buys you the same failure again. Most of the time it traces back to acid etching or untested moisture.

Is it slippery?

Flake has natural texture from the aggregate. If you want more grip we can add a slip-resistant additive to the topcoat.
